Senior Financial Analyst
General Mission
As a member of the Strategy Team, the Senior Financial Analyst leads the real estate project application process. This is a process whereby projects matching certain cost thresholds are approved by Real Estate Headquarters. The application applies to new leases, lease renewals, purchase and sales of property as well as construction projects. An application is the comprehensive description of a real estate project, whereby a combined Business Unit and Real Estate business case is presented to executive management for a final decision. The Senior Financial Analyst works in aligning the written form of the real estate business case and performs advanced financial analysis based upon established criteria to support the project application.

Reports to Director of Strategy. Supports Project Leads.
Daily interaction with Business Administrators/Financial Managers, Transaction Specialists, Project Managers and Regional General Managers
Periodic interaction with Real Estate Analysts, Tax, Legal and Real Estate Headquarters.
External: External Vendors and Customers§
JOB FAMILY SPECIFIC RESPONSIBILITIES
Develop project business§ cases based upon information provided by Project Leads and Business Units. Verify and ensure accuracy of information necessary to create application packages, including, if necessary, the research of market information to confirm data. Responsible for document management and version control.
Review§ contracts, budgets and financial comparisons of alternative scenarios to prepare financial analysis necessary for applications, such as Finance Lease Test and Option Comparison. Perform analysis at very complex level including: depreciation, interest calculation, rent calculation, investments, option comparisons and real estate market information.
Establish timeline and§ drive process to ensure prompt submission of approval documents. Prepare progress reports on application status to management and Project Leads.
§ Maintain and update process documentation to ensure that is informed about new developments (Application Handbook, Work Instruction Manual, and Application Flow Charts).
KEY RESPONSIBILITIES
Responsible for the preparation of comprehensive real estate applications. Applies advanced skills to independently resolve very complex problems. Displays a high level of critical thinking in bringing successful resolution to high-impact, complex, and/or cross-functional problems.
Experience:
5 plus years of successful experience in real estate or financial field and successful demonstration of Key Responsibilities and Knowledge as presented above. Advanced degree MAY be substituted for experience, where applicable. Demonstrates and applies comprehensive real estate knowledge, practices and procedures for the successful completion of complex assignments. Must have excellent writing and verbal communication skills. Experience with MS Excel data evaluation/manipulation tools (e.g. pivot tables and vlookup) and MS PowerPoint presentation skills required.
